Townhome Property Rules and Okaloosa County Beach Ordinance 


 

TOWNHOME PROPERTY RULES 


1. Each of these units are individually owned – we respectfully request that you remember that you are staying at someone’s home during your vacation; please treat it with the care you would your own. 

2. NO Smoking. Smoking is not allowed on any part of the property. This includes the patio and the balconies. Do not smoke anywhere between the building and the dunes. Smoking is allowed on the beach. 

3. Each townhome is allotted the parking lane in the space directly in front of the garage door for each unit. Only one car is allowed in this space directly in front of the garage door.  You are allowed to park an additional (second) car in the garage.  Any other cars, above the two, MUST be parked off site.  The closest parking is in the small circular lot outside of the townhouse street that is nearest to our neighborhood pool.  This lot is a first come/first served lot.  You may want to park a car here before you park in the driveway/garage as this can be a challenging place to find a spot.  Cars may not be parked in the street in front of the unit.  Do not park in front of any townhome other than the one in which you are staying. 


4. ONLY OWNERS are permitted to utilize the boat slips per the FL Dept. of Environmental Protection!  However, tenants and guests are permitted to walk on or fish off of the docks. No unsupervised children permitted on the docks at any time.


5. Please keep the volume down on your sound systems and televisions. 


6. Please do not sit on the furniture while wearing suntan lotion. 


7. Do not feed the seagulls from the balconies or decks. 


8. Please respect other unit property rights: decks, patios, patio furniture and equipment, showers and balconies are private for each townhome. Confine your activities to the area behind the townhome you occupy. Please do not move outdoor furniture, grills, beach equipment, etc. from any townhome. 


9. Please do not use charcoal in the gas grills. 


10. Prior to checkout, place all trash and recycling in the designated trashcans outside. Household trash only, no appliances, beach chairs, grills, furniture, or mattresses allowed. 


11. Guests are not allowed to have pets of any kind in the townhomes. 


12. The maximum number of persons to occupy a unit is 8. 


13.  Please observe an “all quiet” hours rule from 10:00pm to 8:00am. 


14.  There are orange bands to wear if using the pool.  Thank you.




Okaloosa County Beach Ordinance 

1. NO LITTER on the beach. 


2. NO GLASS on the beach. It's okay to bring your favorite drink, alcoholic or otherwise, but not in a glass container. If you have beer or other alcohol, you must be at least 21 years old....and bring your ID to prove it. 


3. NO ANIMALS on the beach. Animals are not allowed on the beaches for health and safety reasons. 


4. NO FIRES on the beach. 


5. NO VEHICLES on the beach. Beach cleaning machines, approved beach services, and emergency vehicles are the only exceptions. 


6. HEED WARNING FLAGS on the beach. Most often, a Yellow flag is flying. This means enter the water with caution. The Red flag means that conditions are dangerous; please do not venture into the surf. Double Red Flag indicates that the Water is CLOSED to the Public. Only on the calmest days will you see the Green flag (still swim with caution). 


7. NO BOATING NEAR THE BEACH. An Okaloosa County Ordinance requires motorboats (including jet skis, wave runners, etc.) to stay at least 700 feet from the Gulf shoreline. 


8. NO SOLICITATION & CANVASSING Except By Licensed and Permitted Beach Vendors 


9. NO LOUD NOISE on the beach. Please respect the other beach goers’ right to enjoy the peaceful enjoyment of the use of the beach and Emerald Waters. Music should be maintained at a minimal volume. 


10. NO CAMPING on the beach. 


11. NO OBSTRUCTIONS can be left overnight on the beach to include Beach Chairs, Umbrellas, Tents, Tarps, Canopies, and Other Personal Articles that Interfere with Others enjoyment/use of the Beach, Beach Maintenance, Nesting Turtles or Emergency Vehicles. Anything left overnight will be removed from the Beach 

12. NO REMOVAL of Sand or Water from the beach. Those before us were kind enough to leave this natural treasure for us to enjoy so let’s leave the sand and Emerald waters for those after us to enjoy. 


VIOLATIONS OF THE ABOVE MAY RESULT IN CIVIL FINES 

13. UNLAWFUL TO PICK SEA OATS 


14. KEEP OFF OF THE DUNES 


15. INDECENT EXPOSURE (NUDITY) IS PROHIBITED 


VIOLATIONS OF THE ABOVE MAY RESULT IN CRIMINAL PROSECUTION
